I am looking to buy an apartment at around CHF 1,000,000.

I have 10% in my own funds and 10% in the pension fund.

Can I take a mortgage with 20% down for an apartment that I would like to rent it out?

Hi there,

Swiss retirement savings must not be used for investment property. Consequently, you may not use money from the pension fund for a property that you rent out.

Furthermore: Even for owner-occupied residential property, a total equity of 20 per cent would be very tight. This is because within a maximum of 15 years you would have to be able to fully amortise the second mortgage of approximately 150,000 Swiss francs.
