I own an apartment in a large apartment block. The balcony is in fairly urgent need of renovation (cracks in the floor). Unfortunately, I don’t have the money for the repairs. Do I have to carry the cost of renovation alone?

No you do not. In Switzerland, balconies on a jointly-owned building are counted as collective property – just like walls, floors and ceilings.

All of the building’s co-owners must contribute towards the cost of renovating the balcony. Normally co-owners contribute by way of a building renovation fund.

However, this only applies to the balcony itself, and not to any form of exterior decorating, balcony furniture or accessories.
