Do interest rates for mortgages change frequently in Switzerland? How often do they change? Where can I see the changes?

Hi there,

It is important to differntiate between the different types of mortgages offered in Switzerland: Variable (adjustable-rate) mortages; LIBOR-based mortgages; and fixed-rate mortgages.

The interest rates of variable mortgages have hardly changed in recent years. In this sense, the terms "variable mortgage" and "adjustable-rate mortgage" are somewhat misleading with regards to Swiss variable mortgages. These mortgages are flexible in that they do not have fixed mortgage terms. They are primarily useful as a short-term solution to bridging gaps between fixed-rate mortgages.

LIBOR-based mortgages based on the 1-month, 3-month, 6-month, and 12-month LIBORs are offered in Switzerland. The interest rates of LIBOR-based mortgages change more frequently than those of variable mortgages, but less frequently than those of fixed-rate mortgages.

The interest rates used for fixed-rate mortgages are the most likely to change. The fixed interest rate used for your fixed-rate mortgage does not change, but the interest rates at which you can get new fixed rate mortgages change relatively often - sometimes on a daily basis.

Many banks change their interest rates for fixed-rate mortgage every day (in the morning, for example) and publish the new reference rates for each fixed mortgage term.

The mortgage interest rates published by banks and insurance companies are available on moneyland.ch and are updated on a daily basis. Not all Swiss lenders change their fixed-mortgage interest rates every day. Rates also normally remain unchanged over the weekend.
