A linked account will be opened with Basellandschaftliche Kantonalbank for the purposes of debiting interest and repayments and handling the mortgage. The client must live in Switzerland and must not be a US person. If self-employed, the client must prove that his or her taxable income has been at least CHF 100,000 for the past three years. The property must be an existing single-family home or an existing owner-occupied flat. Properties undergoing construction cannot be financed. It is possible to pay for a property by making advance withdrawals from pension plans only if the amount loaned (mortgage + advance withdrawal from pension plans/property value) does not exceed 65%.
The maximum loan-to-value ratio is 80% for the primary residence and 60% for a secondary residence or a vacation home. The minimum amortization for the main residence is set so that the loan-to-value ratio is reduced to a maximum of 66% within 15 years.
Maximum affordability of 34% (main residence) or 20% (second or holiday residence).
An early withdrawal from the mortgage agreement is possible only if a compensation for the early termination is paid.
Loan repayments are determined by the bank and must be made quarterly in equal instalments.
The interest must be paid quarterly.
