Conditions and costs:

A mortgage can be taken out only for residential property (no commercial property). The residential or holiday property must be located in Switzerland. A mortgage can be replaced as early as 18 months before the term is completed.

Be aware that clients of ZKB and customers in the French speaking part of Switzerland have to pay slightly higher interest rates.

Loan-to-value ratio:

The maximum loan-to-value ratio for residential property is between 65 and 80 per cent, the maximum loan-to-value ratio for holiday property is between 65 and 75 per cent (depending on the income and type of property).

Affordability:
The mortgage costs must not exceed a third of your income.
Second mortgage:
Second mortgages are available.
Notice period:

An early withdrawal from the mortgage agreement is possible only if a compensation for the early termination is paid.
